Vacation home ownership is a great thing but there are few serious cons, the ownership is both good and burden.
Co-ownership has been known for ages. Family members have been inheriting homes, buy them together. But DIY non-organized co-ownership usually leads to the problems between co-owners: financials, responsibilities, utilization are hard matters to agree upfront upon. SIIX’s fractional ownership model lets people get rid of burden while saving all the good and extract additional value from their properties.
Usually vacation homes become an owners’ headache and people stop enjoying them within a few years. We believe that best properties and good people deserve more.
Vacation home buyers can purchase 1/4 or 1/2 in one of SIIX Properties in the locations where SIIX currently operates. There are three kinds of homes available for SIIX-managed co-ownership:

After becoming co-owners, new members, their families and friends can enjoy elevated hospitality and ownership-related services provided by SIIX.
The vetting process includes travel patterns’ matching, so SIIX members pay only 25% of the home’s value but enjoy in a similar way if they were 100% owners.
So, why 1/4 or 25%? Because it lets co-owners save significant resources upon purchase and annually while keeping the flexibility of home’s utilization and travel. People have very different travel preferences, so any home can be co-owned by 4 families without competition for the same dates year over year.
1/4 represents 88 days per year in vacation home with the guaranteed stays during peak seasons. It is a way more than average 56 days that people usually spend annually in their second homes.
To keep properties’ utilization as closer as possible to the whole home ownership we foreseen a certain logic:
Owners can transfer any number of days from their home balance to a travel balance and use these days in any SIIX home worldwide. At the moment the days have been transferred to the travel balance in the system, their homes become available for the bookings by other homes’ co-owners who did the same within the number of days transferred. And visa versa: members who transferred the days to their travel balance get an access to all SIIX homes where at least one co-owner did the same. Members can browse all homes available for inbound travel and book them in the SIIX Member App or through their host like their own.
Built by somebody else homes are never ideal and usually have number of inefficiencies: prices include the previous owner’s margin, homes need renovation or new layouts what means time waste and additional expenses.
SIIX develops well thought homes from scratch and offers them off-plan to make it even more efficient purchase. Co-owners can take part in the home development at any stage. We listen and hear our members. Depending on a stage of the purchase co-owners can influence the layouts, materials, amenities, etc.
SIIX manages real estate holding companies, fully maintains and manages co-owned properties including security, home automated systems, utilities, any kind of repair, upkeep finances, etc. Co-owners have an easy access to their home management information, assign tasks, place orders and bookings, receive and pay invoices in the SIIX Member App.
SIIX manages homes and travel days’ balances, home stay’s planning and provides members with in-home and locally-based 6* hospitality layer. Co-owners can enjoy any services through the SIIX Member App or directly through the home’s host: any wish within a tap of a button. SIIX is an exclusive gateway to the best locals: guides, instructors, chefs, service providers and business owners. Also there are locals who love the place and ready to navigate and share secrets with not just tourists but people who belong to the same place.
